    We welcome the opportunity to meet with you and discuss your wish list for a new home.

    Lot Acquisition

    We acquire lots in desired neighborhoods and assume the financing for the land and the building costs. Once we have acquired a property and selected a building plan we typically advertize the homes for sale (before construction begins). This allows homebuyers to provide input and tailor plans, thereby customizing their home.

    Plans & Contract

    If feasible for the lot, it is generally most economical to use one of our existing plans. However, fully custom plans are available as well as alteration of existing plans. Both custom and alternations require significant amounts of time and introduce additional risk and cost. 

    Once the schematic floor and elevation plans are finalized then pricing is estimated and a contract is signed. At the contract signing, the buyer provides a deposit ranging from 5-10%. This is dependent on estimated project costs, the buyer’s credit, and specifics such as whether the build is custom or semi-custom.

    Permitting

    After all changes are incorporated, we prepare required plans and documentation and submit for County or City review. The Review process typically takes around four months to complete.

    Selection Confirmation

    During permit, the review is the time for buyers to finalize fixture and finish selections. We offer buyers the opportunity to choose fixtures and finishes by providing Allowances (a dollar amount) or a range of options from a pre-selected set for each fixture type, i.e. Electrical Fixtures or Countertops. Allowance amounts are based on retail pricing from our preferred vendors. Discounts, if any, are retained by the builder

    Construction

    Once permits are approved, we begin demolition (if required) and excavation. Then construction begins in earnest. Completion generally requires 6 months.

    Project Completion

    This is the day you have been waiting for! Once all building is finished and passed inspection, we proceed with the sale. You can choose your own settlement agent. However, you may save money by using the company we typically use to purchase lots. You have been dreaming and designing your new home and we are thrilled to present the keys to this beautiful home that you helped create!

    We offer a one-year warranty on any defects. In addition, after settlement, we offer one paint and caulking touch-up visit. We suggest you wait at least six months before having this touch-up service performed in order to allow the house to acclimate and go through a heating or cooling season.

Phase I: Architectural Plans

4 weeks + after architectural plans are completed.

Phase III: Permitting

Allow 4 months until completion.

Phase IV: Construction

Allow 6+ months until completion.
